Terms of Service

1. Agreement

These Terms govern your use of Livinc's property-video services ("Service"). By placing an order you accept them.

2. The Service

AI-assisted property videos in three tiers: Showcase (AI virtual staging with an animated before and after reveal for every room), Presenter (a presenter on screen who introduces the property and the neighbourhood) and Signature (the agent's own face and voice, set up once from a photo and a short voice recording, then same-day for every listing after that). Outputs are produced from the photos and details you submit.

3. Your responsibilities

You confirm you own or are licensed to use the photos and details you submit; that you are a CEA-registered salesperson/agency or otherwise authorised; and that you are solely responsible for your listing's compliance, including disclosing virtual staging to buyers. You will not use outputs to misrepresent a property's actual condition, size, or fixtures. You are also responsible for any video you link to your Livinc page, and we may remove it.

4. AI-generated and virtually staged content

Staged visuals are computer-generated illustrations, not photographs of the property's real condition. We embed a "virtually staged — for illustration only" disclaimer in outputs, but you remain responsible for honest representation. Output quality depends on the quality of photos you supply.

5. Pricing and payment

Prices are shown at checkout; launch rates are time-limited and may change. Payment is taken via Stripe at order time.

6. Refunds

If you are not satisfied with your video, we will regenerate it once, free of charge. If you are still not satisfied after that regeneration, we refund you in full. If production fails on our side, your order is automatically refunded in full. We do not refund outputs that are technically delivered but where the supplied photos were unsuitable (e.g. too low quality to stage).

7. Delivery

Our delivery target for Showcase is within 24 hours of payment, and typically much sooner. Timing is a target, not a guarantee.

8. Intellectual property

You keep your original photographs and listing details. We claim no ownership of them.

Livinc owns the outputs we create from them — the virtually staged images, the rendered film, and any intermediate or derivative assets produced along the way — together with our templates, software and process.

You receive a perpetual, non-exclusive licence to use the delivered film and images to market the specific listing they were made for, including on property portals, social media, messaging apps and your own marketing. This licence does not end if you stop ordering from us.

The licence does not extend to reselling the output, licensing it to someone else, or using it to market a different property.

We may use anonymised samples of outputs to market our own services; tell us if you would prefer we do not.

9. Livinc web address (optional subscription)

Where you subscribe to a Livinc web address, we register a domain name at your request and serve your Livinc page at it. Your page and its content stay hosted by Livinc.

We register and manage the domain, and we handle renewal, DNS, certificates and your mailbox while your subscription is active. Fees are shown at checkout and billed quarterly. The quarterly charge starts on the day your address is live. A quarter already begun is not refunded.

If a payment fails we will contact you. We do not suspend your service automatically. If your subscription ends, your web address and mailbox stop working. Your Livinc page and its listings stay online, and your licence to use films you have already paid for is unaffected.

After twelve months you may ask us to transfer the domain to you. You become the registered owner, the mailbox transfers with it, and we continue to manage and serve your page. Renewal is then S$100 a year, which covers the domain, the mailbox and that management. We will tell you if that price changes.

A transfer applies a 60-day registrar lock, and the registrar emails both of us to confirm it. If you later move the domain to another registrar, your mailbox and the messages in it may not move with it.

While Livinc serves your page, Livinc's mark stays on it. If it is removed, we may stop serving the page.

Domain availability is not guaranteed, and we cannot register an address that infringes a trade mark or another party's rights.

10. Listings on your Livinc page

Listings from films you order can appear on your Livinc page. We host each listing for at least one year from when it is published. After that, we may remove listings that are stale or no longer relevant.

On a web address plan, your page shows up to 10 live listings on Showcase, 25 on Presenter and 100 on Signature. Sold listings do not count, and your page shows your most recent 30 sold listings.

If you go over your plan's limit, we will ask you to take a listing down or move to a larger plan. If you reach two over the limit, we may take down your two oldest live listings.

A listing we take down leaves your page but is not deleted. Its own link keeps working, and your licence to use its film is unaffected.

11. Acceptable use

No unlawful, misleading, or infringing use, and no resale of the Service.

12. Data and privacy

We process your uploads and order data to deliver the Service and retain them for operational reference. See our Privacy Policy.

13. Limitation of liability

The Service is provided "as is". To the extent permitted by law, our total liability for any order is limited to the amount you paid for it.

14. Governing law

These Terms are governed by the laws of Singapore.

15. Changes

We may update these Terms; continued use means acceptance.

16. Production standards

The final video is produced based solely on the assets, information, and preferences you submit. Livinc is not responsible for video quality limitations arising from insufficient photos, low-resolution images, or incomplete property details. We reserve the right to refuse production if submitted content violates Singapore property advertising regulations or CEA guidelines.

17. Right to refuse orders

We may refuse or cancel any order at our discretion, including where we believe the content is unlawful, misleading, infringing, or outside what we can produce. Refused orders are refunded in full.

18. Referral codes

If you enter a referral code when you order, we will tell the person who owns that code that you signed up, what your orders came to, and what we paid them. That is the whole of what we share, and we share it only with them.

If you would rather we did not, do not enter a code. Nothing about your order or its price changes either way.
